Best water softener by property type

Six common UK home setups and what to pick for each. None of this is a rule — it is a starting point your installer will refine on the site visit.

Flats and apartments

A compact, non-electric, under-sink unit fits best. You usually only need to soften the cold supply that feeds your taps and combi boiler. Check your lease — some leasehold blocks require freeholder sign-off before plumbing modifications.

Terraced houses

Most terraces have 1 or 2 bathrooms and a single rising main near the kitchen. A Compact or mid-size non-electric unit under the sink is the most popular fit. Watch out for cold spots if your stop cock is in an exterior wall — the unit cannot freeze.

Semi-detached homes

The sweet spot for the mid-range models. 2 to 3 bathrooms, family of 3 to 5, garage or utility room often available for an installer's preferred location. Size up if you have an en-suite extension planned.

Detached family homes

3 to 4 bathrooms typically wants a Premier-class unit (or equivalent from Harvey, Monarch, etc). The utility room is the natural fit. If you have a basement, that often works too — just confirm there is a drain nearby.

Large or older detached

5+ bathrooms, multiple bath/shower combinations running in parallel, or very hard water (300ppm+) calls for a Maxi-class unit. Older homes often have 28 mm pipework which needs a different fitting kit — flag this when requesting quotes.

Listed or heritage properties

A water softener is internal plumbing and rarely needs listed-building consent — but always check with your conservation officer if any external pipework or drilling is involved. Non-electric units are usually the lower-risk install in older buildings.

Two quick rules of thumb across all property types: size up if you are uncertain (the price gap is small, the cost of replacing later is not), and put the unit somewhere you can carry salt to without going up or down stairs. A spot near the kitchen back door is almost always a smart choice.

Does my property type affect the price?

Indirectly. Larger homes need higher-capacity units which cost more. Installation complexity also varies — a straightforward under-sink job in a terraced house costs less than routing pipes through a large detached home.

What if I have limited space?

Compact under-sink block-salt models (like Harvey) are designed for tight spaces. A typical unit is 22cm wide, 47cm deep, and 50cm tall. Your installer will measure and confirm.

Should I size for the house I have or the one I am building?

Size for the future. If you are planning an extension, loft conversion, or extra bathroom, choose a unit that can handle the increased demand. Upsizing at purchase is much cheaper than replacing later.

Do I need permission for a water softener in a flat?

Most freeholders allow it, but if you are leasehold, check your lease. Some blocks require written sign-off before any plumbing modification. Your installer can usually provide a method statement and product spec sheet to support the request.

What about hard water areas with very high ppm?

Areas above 300 ppm calcium carbonate (parts of Kent, Suffolk, Hertfordshire and the South East) put more strain on a softener — it regenerates more often and uses more salt. Sizing up to the next model up is usually the right call, even for smaller homes.

Will a water softener work with my combi boiler?

Yes, in almost every case. The softener sits on the rising main before the boiler, so the boiler sees softened water on the hot side. Make sure your installer matches the flow rate of the unit to your boiler’s demand — under-sized units can cause a pressure drop during showers.
